Rent Reviews – Beware the false door!

On the back of the wonderful year of 2022 there has been a recent flurry of activity in rent review market. There is no questioning the fact that 2022 was an extremely good year. High output prices, quite often with relatively low early acquired inputs has in number of cases seen record profit. As everyone should enjoy a bit of success care needs to be given to the future.

All we are now seeing in reality is falling commodity prices, grain down, sheep market struggling and milk prices sharply reducing however the inputs have not necessarily followed suit.

Approaches to review rent should be treated proactively, historically the actual rent paid was one of the closely guarded secrets. Now we find that a lot of, if not most tenants are more than happy to share information. An open discussion can often bring an early solution. If it can’t, clearly presented figures, particularly of futures will be of great assistance. Further the rent review discussions can often lead to more things being brought to the table so conversations can go further than purely regarding rent.

As always careful preparation and a logical discussion is needed. Let’s not forget the rent review discussions is purely about business so don’t let one swallow be the Summer.
